Mrs. Silvia Sabates Coltrane involvement as a developer came as a natural outgrowth of her involvement in the real estate arena as the broker and owner of Real Estate Transactions, International (RETI), a real estate company that was founded in Miami Beach in May 1980, and is considered to be one of most respected and successful real estate companies in the area.
Mrs. Coltrane has over 36 years of experience in the real estate business in South Florida. She has specialized in the sales, marketing, promotions and development of residential condominiums in South Florida, and has an extensive local and international network of companies that work in conjunction with the company to accomplish its goals.
During her involvement overseeing the marketing force for over 18 projects in Miami, Miami Beach and other parts of South Florida since 1986, Silvia Coltrane became totally involved with all aspects of those developments. Her involvement included not only marketing and sales. It started at the conception of those projects, and at times with the acquisition of the property to be developed. She was involved with the selection of the architect, the contractor and the designers. She also participated in other matters such as the building’s amenities package, the selection of materials for the common areas, the design and finishes of individual units, and the pricing of those units. She also became involved with the preparation of the Condominium documents, budgets, etc. Her cooperation netted financial benefits to those developments that she represented, as well as stamping a level of quality to those developments that later on became the level of high standards that qualify her own developments.
Under the leadership of Mrs. Coltrane, RETI has also been involved in the sales and marketing of commercial properties, and her company, has brokered many of the major commercial transactions in Dade and Broward Counties in Florida.
Mrs. Coltrane’s real estate experience also includes her involvement as a consultant to several of the major developers in the Miami Beach area; as a Court Appointed Receiver for various properties in Miami Beach, as well as being the exclusive Broker for many REO properties owned by local as well as other national banks.
In addition to the development experience while working for others, Silvia Coltrane has been involved as General Partner and Major shareholder of various developments during the last 20 years. Her portfolio includes the following properties: Parc Plaza in South Beach, Azure Condominium, Prive Condominium (a development that was acquired by Canyon Ranch after it had obtained all of its approvals); The Orion Resort, a property that was also sold after all the entitlements to build a luxury condominium were approved, and Lanai (a property that was originally conceived as a condominium, but due to market conditions, the development was repositioned as a hotel development and its construction is currently taking place. It will be a 175 room Marriott Residence Inn that will be completed first Q of 2015.
